How to Choose the Right Motorized Shades and Blinds for Your Home

A room-by-room approach to Lutron shading for Eastside homes

Finding the ideal window treatments for your home often starts with flipping through a binder full of fabric swatches. But beginning like that is often where many projects go astray. The same fabric that looks beautiful in the great room can leave the primary suite bright at dawn in June, when the Seattle sun rises before 5:30. A different option, however, might reduce the lake view your architect worked hard to frame. On the Eastside, expansive glass meets low winter sun and long summer evenings, so the right shade depends on room orientation and daily habits. Here is how our design team pairs Lutron shades and blinds to the specific needs of each room in a new build or remodel.

Dark Screen Fabrics Protect the View in Your Living Spaces

In a great room facing Lake Washington or the Seattle skyline, the main job of your shades is to reduce glare without blocking the scenery. A screen fabric's openness factor, the percentage of the weave that lets light through, sets that balance. Higher openness preserves more scenery, whereas lower openness blocks more glare and heat.

Color matters as much as weave. Lutron recommends a dark screen with a symmetrical weave for the clearest view, allowing a charcoal shade to read almost like a subtle tinted window over the water.

After sunset, a brightly lit living space creates a different view from the outside. Dual-sided fabrics, with a light face toward the glass and a dark face toward the room, help preserve your view out by day while obstructing the view in at night. Because privacy needs vary from home to home, we often hang a sample at your own window before you commit.

Blackout Shades Keep Bedrooms and Media Rooms Quiet and Dark

With summer dawns arriving so early, primary suites and media rooms typically call for blackout fabric. For bedrooms, Lutron points to blackout materials with a soft, cotton-flocked backing that mutes the sound of fabric rolling onto itself, so your shade can lower at bedtime without waking anyone.

Many of our clients prefer two fabrics on one window. A dual-roller bracket holds a sheer shade for daytime privacy and a blackout shade behind it, each operating independently. In a media room, the blackout layer can drop automatically when you select a movie scene.

Housing matters just as much as the fabric itself. A recessed ceiling pocket hides the roller completely, and a shade sized closely to its opening limits the slivers of light around the edges. If you prefer an exposed roller, Lutron offers blackout fabrics with dark or color-matched backing to suit your palette.

Wood Blinds and Translucent Fabrics Balance Light and Privacy

Shades lift and lower, whereas blinds add a second motion by tilting their slats to direct daylight where you want it. Lutron's Sivoia QS wood blinds control lift and tilt independently, and Intelligent Tilt Alignment holds adjacent blinds within 1/16 of an inch of the same angle. In a street-facing study, you can angle the slats to bounce light toward the ceiling while screening the room from passersby, then recall that position from a keypad.

For bathrooms and dressing areas, Lutron recommends translucent fabrics that obscure defined shapes from outside while still admitting daylight.

Rooms that display artwork benefit from a low-openness screen near 1%, and Lutron suggests a secondary blackout shade behind it for the greatest UV protection.

Plan Every Window as Part of a Unified Home Layout

Room-by-room choices still need to look cohesive when viewed from the street. During a new build, our team reviews each façade with your architect so every shade presents a consistent exterior color, while each room behind it receives the fabric it needs.

Early planning also settles power and placement. Wiring for hardwired drives is pulled while the framing is open, and ceiling pockets are built in before drywall. Each shade then joins your Lutron HomeWorks system with your lighting, so one keypad can lower the west-facing screens and dim the great room as winter sun drops behind the trees. As a Lutron Black Diamond dealer, Elite Automation brings that whole-home perspective to residences across Seattle and the Eastside.
